Hotel Fiona occupies a three-story, 48-room building constructed in 1980 at 140 Seventh Street in San Francisco's SoMa district, one block from the San Francisco Federal Building and the Ninth Circuit Court of Appeals and approximately three blocks from the Moscone Convention Center. The property formerly operated as the Best Western Carriage Inn before Chicago-based Oxford Capital Group acquired it along with three other downtown San Francisco hotels in April 2019 for a combined purchase price of nearly $131 million. After closing during the pandemic, the property reopened under its current name in September 2023 following a renovation that introduced hard flooring, new furniture, central air conditioning, refreshed bathrooms, and an updated arrival lobby. Oxford Hotels & Resorts LLC, Oxford Capital's wholly owned management affiliate, operates the property.
Each of the 48 guest rooms includes a 55" flat-screen TV, complimentary Wi-Fi, a bathrobe, Guild and Pepper bath amenities, and a Keurig coffee maker. Executive-tier rooms feature bay windows. A mandatory nightly amenity fee of $20 covers access to the heated outdoor pool and fitness center at SoMa House, a co-managed Oxford property directly across the street at 121 Seventh Street. The same fee includes in-room bottled water, free local calls, luggage storage, and unlimited access to Flo Water refill stations. Complimentary breakfast — coffee, fresh fruit, and pastries — is served each morning in the hotel lobby. On-site parking is available for a surcharge. Check-in begins at 4:00 PM; check-out is at 12:00 PM.
